Kingsgate sits on the clifftop north-east of Broadstairs proper. The 18th-century Kingsgate Castle folly, Botany Bay to the north, and some of the most exposed housing stock on the Thanet coast. Prevailing south-westerlies come off the sea unimpeded, winter easterly gales drive salt spray right up to the front doors, and the roofline on any east-facing property here takes the worst of it.

The exterior maintenance cycle is shorter than the Broadstairs town norm. Exterior paint on any sea-facing elevation needs redoing every three years rather than five, salt-air hardware replacement runs to a three-to-five-year cycle rather than five-to-eight, and roofline work (slate slip, ridge point-up, flashing repair) is a much more common call than it is inland. Everything gets a heavier spec here: hot-dip galv or A2 stainless as the salt-air standard, pigmented exterior systems only, IP66 rather than IP55 on outdoor accessories.

The other Kingsgate factor is the gull population. Herring gulls nest on the clifftop chimneys and roof valleys, and the nesting-season restrictions under the Wildlife and Countryside Act 1981 apply once a nest is active. March through August we do not disturb roofline work on gull-active properties; anything that can wait until September gets deferred. We check before we book.
