Flat-pack scopeWhy local matters
The Broadstairs housing stock is old. Regency cottages behind Viking Bay, Victorian villas above Stone Bay, mid-Victorian terraces on the streets that step down to the sea. Timber sash windows, painted-timber sills, lath-and-plaster walls, cast-iron guttering in some of the older stock. Working on that fabric needs a careful hand: the wrong screw in the wrong place can crack render, and a badly patched sash sill dates the whole frontage.
The salt easterlies do the second half of the damage. Zinc-plated hinges rust through in three to five years within sight of the sea. Exterior paint scours off unprotected timber in about the same time. Rain-blown-onto-render gets driven into hairline cracks and starts freeze-thaw damage. We fit hot-dip galvanised or A2 stainless as the salt-air standard, and we default to marine-grade preservative and pigmented exterior coatings on any exposed timber.
The holiday-let economy is the third factor. Half the Broadstairs housing stock is on Airbnb, Sykes, or independent short-let. Guests turn over weekly. Landlords cannot always be on site. That means most of our week is the holiday-let punch list: fix eight small things between Sunday changeover and Friday guest arrival, key drop-off via lockbox, completion photos in the shared portal.
Holiday-let owners
Broadstairs runs on holiday lets. Guests rotate every Saturday or Sunday, and the punch list from the cleaner's report needs clearing before the next check-in. Same trade, different housing stock, different sea exposure.
Heart of town, tourism-facing, dense Regency and Victorian stock above the beach. Conservation-area care needed on any visible frontage work. Holiday-let churn is the dominant pattern.
Larger Victorian villas above Louisa Bay, stronger owner-occupier mix, generous rear gardens. Timber sash windows on most of the period stock.
