The Part P line

Part P of the Building Regulations sets the notifiable-electrical-work line. Above the line (consumer unit changes, new circuits, kitchen and bathroom circuit alterations, garden electrical circuits) is notifiable work: must be done by a Registered Electrician (NICEIC, NAPIT, ELECSA) and certified. Below the line (like-for-like accessory replacement, light-fitting swap, extractor-fan swap, additional socket on an existing circuit outside kitchen and bathroom) is DIY-legal and handyman-legal. We work below the line and route above-the-line jobs to a Registered Electrician we work with.

What we do

Faceplate socket and switch replacement (like-for-like), ceiling rose replacement, light fitting or pendant lampholder swap, chandelier hang, wall-light swap, extractor-fan replacement (bathroom, kitchen, utility), TV aerial socket swap, phone or CAT6 socket faceplate swap, doorbell replacement (wired or wireless), outdoor security-light replacement on an existing circuit. Standard hourly £45, flat rate, same as general handyman work.

What we do not do

Consumer unit (fuse box) work, new circuit installation, kitchen or bathroom circuit alterations, EICR (Electrical Installation Condition Report) certification, PAT testing, EV charger installation, solar circuit work, three-phase work. All of that requires notification, certification, and either NICEIC or NAPIT registration.

Coastal salt-air factor

Outdoor sockets and outdoor light fittings on the Broadstairs coastal belt fail faster than inland. Salt in the air corrodes the internal contact strip, the outer casing UV-degrades, and the IP rating starts leaking. Any outdoor accessory we replace is IP55 or IP66 rated and we default to grey or black polycarbonate rather than metal on the sea-facing elevations. Sockets and switches on any coastal seafront elevation live 8 to 12 years typical.

Landlord safety

For holiday-let owners: a full EICR (Electrical Installation Condition Report) is a landlord obligation on rented property and is due every five years. We do not do the EICR ourselves (it must be a Registered Electrician) but we can co-ordinate the visit and clear any small remedial items that come out of the report.
