Salt-damaged hinges on the Broadstairs seafront: when to replace, what to fit

Zinc-plated hinges on the Broadstairs seafront belt last three to five years before the surface rust breaks through to structural failure. Anywhere within about half a mile of the sea, that is not a maintenance problem you can defer. Here is what to look for and what to replace with.

The failure mechanism

Zinc plating on a mild-steel hinge is a sacrificial layer: the zinc corrodes preferentially and protects the steel underneath. In dry inland air the zinc layer lasts 15 to 25 years. In coastal salt air, the salt-spray cycle strips the zinc off within three to five years, and once the steel is exposed the rust runs fast. First sign is surface reddening on the hinge knuckle; by that point the hinge is already halfway through its working life.

Where the problem hits hardest

The Broadstairs seafront belt (Viking Bay, Stone Bay, Kingsgate, Botany Bay, Cliftonville East) sees direct salt-spray load on any sea-facing elevation. Any gate hinge, garden shed hinge, outdoor cupboard hinge, or door hinge on an outward-facing exterior door is exposed. Sheltered north-facing hinges in the same street last twice as long. Inland Broadstairs (Reading Street, Westgate proper) sees the salt-air factor at maybe 60% of the seafront intensity.

How to check

Twice a year, wipe every outdoor hinge with a cloth. Any orange or red staining coming off on the cloth means the zinc is going. Push the hinge pin lightly with a screwdriver: a healthy hinge pin lifts cleanly; a corroded pin sticks or refuses to move. If the hinge is discoloured but still moves freely, you have 12 to 24 months of working life left before replacement is critical. If the pin will not lift, the hinge has already failed and the gate or door is one wind-gust from coming off.

The two proper replacements

Two options for coastal-belt replacement, both with a 15 to 25 year working life. Hot-dip galvanised (HDG) hinges: the same mild steel underneath, but the zinc coating is 60 to 100 microns thick rather than the 5 to 10 microns of a zinc-plated hinge. Grey matt finish. Cheaper, more common. Runs about £4 to £12 per hinge at trade. A2 stainless steel hinges: no coating, the whole hinge is a corrosion-resistant alloy. Bright finish. Slightly more expensive at £8 to £25 per hinge. Longer working life still, no coating to fail. Our default is HDG for gates and outdoor cupboards, A2 stainless for door hinges where the finish is visible.

Coach bolts and screws matter too

A hot-dip galvanised hinge fitted with zinc-plated coach bolts is a bodge: the bolts will rust through in three years and the hinge will fail because the fixings failed, not because the hinge did. Match the corrosion grade end-to-end. HDG hinge, HDG coach bolts. A2 stainless hinge, A2 stainless screws. The cost difference on the fixings is trivial (£1 to £2 per hinge worth of bolts) and getting it wrong writes off the corrosion-rated hinge.

Cost of a proper replacement

Standard garden gate re-hang with new HDG hinges and stainless coach bolts, including hardware: £80 to £160. Pedestrian door hinge replacement (two or three hinges on a standard external door): £90 to £180. Full set of outdoor cupboard or shed door hinges swapped: £45 to £120 depending on hinge count. Cheap enough that it is worth doing proactively when you see the first signs of rust, rather than waiting for the failure.

The maintenance side

Even the right-grade hinge benefits from an annual squirt of penetrating oil (WD-40 or an equivalent) and a wipe-down. Salt-crust builds up on any exposed metal within sight of the sea and abrasive salt in a hinge knuckle is what wears the pin fastest. Twice a year, wipe the hinges, oil the pins, done. Extends the working life by a further 20 to 30% at almost no cost.
